Reservation holder must be the same as the credit card owner and must be at least:
Couples Cabins - 21 years old Family Cabins - 30 years old (unless written permission is aquired)
Photo ID for the records will be taken.
Payment of 50% is required when reservation is made. Credit Card information will be kept on file and the card will be charged in full for the reservation 60 - 90 days ahead of check in
A security deposit will be held for any theft or damage caused by the guest in the amount of $300 to $1000.
Reservation may not be moved - Changes from weekends to weekdays may be considered.
NO PETS - we maintain high standards and can not rely on pet owners to be responsible. No exceptions.
No refunds given if a guest is required to vacate the premises because of disruptive conduct or failure to follow our rental policies.
We reserve the right to refuse any reservation.
Check in 4 PM -if available, early check in will incur a fee.
Check out 11 AM- if available, late check out will incur a fee.
Absolutely NO VISITORS. Only the guests that are registered may be on any of our properties.
The Properties all consists of more than 2 acres. Please be mindful of the private property around you and do not disturb their privacy.
If yousmoke inside, the charge will be $450 UP. Please limit smoking to the outside only on the deck and firepit area. No smoking anywhere else on the property. Dispose of butts and ashes properly. We do not supply ash trays.
Bugs- We do professionally exterminate our properties, but they are not bug proof. Please remember that you are in the woods and we have invaded the woodland creatures’ habitat and you will see bugs, spiders and mice occasionally. No refunds issued for insects or mice found inside.
No refundswill be issued for disruptions of any utilities including, but not limited to, power outages, water outages, etc. These failures are beyond our control. Please report inoperative equipment including hot tubs, saunas and massage chairs in addition to other appliances. We will make every effort to have repairs done as quickly as possible during reasonable hours. Speed of service cannot be guaranteed and no refunds or discounts will be given for these failures.
Common sense by the guest is expected to cover other things which may not be specifically mentioned. If in doubt ~ Ask.

Your verbal authorization at time of reservation, making an online reservation, payment of money and/or taking possession of the property is evidence of your acceptance of our policies and your intent to use the property as a vacation rental. Failure to follow our policies will result in being ask to leave without a refund. Guests agree to hold the company owning the property and the owners harmless from any accident or injury whatsoever, which may occur in or on the property during their occupancy or visit.

~ Pricing Policies Explained ~ Most weekends will require a minimum of 3 nights Holiday Weekends will require 3-7 nights * Base Rates include a set number of Guests. Additional guests are charged per person, per night with a minimum of 2-5 nights (depending on the dates) and is added to the base rates. (For example: if the dates of your reservation require a minimum of 2, 3, 4, or 5 nights, then that applies to all additional guests.) Summit ~ Big Pine includes 6 guests ($33 per person-per night over count of 6) Avalón Villa & Bélla Casa includes 2 guests (low season) and 4 guests (high season) ($33 per person-per night over base count which varies with the seasons) Frontier Cabin includes 2 guests ($33 per person-per night over count of 2) Château Lake Logan & Lake Logan Loft includes 2 guests ($49 per person-per night over count of 2) (Minimum charge for all guests is the minimum required nights of the booking) Absolutely no unreported/unpaid day visitors All children count except "babe in arms" One night stays will be accepted when only one night is available between existing booking or by special consideration in the off season.
Check-in 4 PM Check-out 10 AM At this time early check ins and late check outs are not being considered to give our staff ample time to clean and prepare. Free early check-ins/check-outs are never without an extra charge.
NO PETS AT ANY OF OUR PROPERTIES NO EXCEPTIONS Service Dogs must be registered at the time of booking with the property and will be verified by the owner. Emotional support animals are not permitted.
