Our Policies

  1. Reservation holder must be the same as the credit card owner and must be at least 25 years of age.
  2. Photo ID for the records will be taken.
  3. Payment of 50% is required when reservation is made.  Credit Card information will be kept on file and the card will be charged in full for the reservation 60 days ahead of check in
  4. A security deposit will be held for any theft or damage caused by the guest.  
  5. Reservation may not be moved - Changes from weekends to weekdays may be considered.
  6. NO PETS - we maintain high standards and can not rely on pet owners to be responsible.  No exceptions.
  7. No refunds given if a guest is required to vacate the premises because of disruptive conduct or failure to follow our rental policies.
  8. We reserve the right to refuse any reservation.
  9. Check in 4 PM  - if available, early check in will incur a fee.
  10. Check out 11 AM - if available, late check out will incur a fee. 
  11. ​Absolutely NO VISITORS.  Only the guests that are registered may be on any of our properties.
  12. The Properties all consists of more than 2 acres.  Please be mindful of the private property around you and do not disturb their privacy.
  13. If you smoke inside, the charge will be $450 UP.  Please limit smoking to the outside only on the deck and firepit area.  No smoking anywhere else on the property.  Dispose of butts and ashes properly. We do not supply ash trays. 
  14. Bugs - We do professionally exterminate our properties, but they are not bug proof.  Please remember that you are in the woods and we have invaded the woodland creatures’ habitat and you will see bugs, spiders and mice occasionally. No refunds issued for insects or mice found inside.  
  15. No refunds will be issued for disruptions of any utilities including, but not limited to, power outages, water outages, etc. These failures are beyond our control.  Please report inoperative equipment including hot tubs, saunas and massage chairs in addition to other appliances.  We will make every effort to have repairs done as quickly as possible during reasonable hours. Speed of service cannot be guaranteed and no refunds or discounts will be given for these failures.
  16. Common sense by the guest is expected to cover other things which may not be specifically mentioned.  If in doubt ~ Ask.
  17. Failure to follow our policies will result in being ask to leave without a refund.  No refunds are given if a guest is required to vacate the premises because of disruptive conduct or failure to follow our rental policies.
  18. Your verbal authorization at time of reservation, making an online reservation, payment of money and/or taking possession of the property is evidence of your acceptance of our policies and your intent to use the property as a vacation rental. Failure to follow our policies will result in being ask to leave without a refund.  ​Guests agree to hold the company owning the property and the owners harmless from any accident or injury whatsoever, which may occur in or on the property during their occupancy or visit.

                                      Additional Information relevant to your stay at the Cabin

  1. Fire Extinguisher – Under the Kitchen Sink and on each floor.  Please locate BEFORE the need arises 
  2. Bedspread – Please remove it, fold it and place it in the back of the closet with the pillow shams.  You may choose from the several pillows in the closet for your comfort.  There are extra blankets.  Please leave out whatever you use so that we may launder them.
  3. Glass top or Induction Stove Top – Please be careful of the glass top and “PLACE” pans on the surface – DO NOT slide them on the surface.  The unit power must be turned on before the individual burners are turned on. (There is a toaster and microwave by not an oven at the Château and Lake Logan Loft). Please do not set any HOT pans on the laminate counter or granite tops.
  4. Shower – Please wipe up any water that makes its way to the floor.
  5. Toilet and Septic – Please flush early and often to prevent problems, and DO NOT flush anything but toilet paper-this includes any feminine hygiene products.  We are on a septic system which requires extra care.
  6. Wood Floors – Please wipe up any water or ice pieces that end up on the floor to protect it from damage.
  7. Combination push button door lock – the code will be provided.
  8. High Speed Internet & Wifi – Password will be provided.
  9. Netflix and Amazon are available on the TV as well as cable TV.  Roku TV's are at the Lake properties and Spectrum is the app for TV.
  10. Fire Ring –Please do not leave fires unattended.  A shovel is provided to spread the ashes to allow for them to burn out faster.  Unattended fires are grounds for immediate eviction as it is not only a danger for our property but others in the area and the entire Hocking Hills Region.
  11. Outside – We have cleaned the decks and chairs before your arrival.  Nature has a way of getting everything dirty very quickly in the great outdoors.  You may need to wipe off the chair seats before sitting in them.  There are cleaning rags and a small bucket under the kitchen sink-use a small amount of dishwashing liquid.  
  12. Supplies – Feel free to use the supplies, but please don’t take them with you-such as toilet paper, bath soap etc. If at any time you need something or a supply runs out, please purchase at Walmart or Krogers about 3 miles away. 
  13. Lights – please shut them off when you are gone.  
  14. Temperature Control – Please adjust so that you are comfortable.  The heating/cooling system responds very quickly so it is reasonable that you can turn down the power/fuel usage while you are out for the day.  Please use all resources effectively and conservatively.  Do not move the temperature more than 2 degrees at a time.
  15. Shoes – Please remove your shoes at Bélla Casa, Avalón Villa, The Château Lake Logan and Lake Logan Loft. Thank you for helping to keep everything clean and undamaged.
  16. Clean up - We will appreciate it if you will clean up after yourselves and leave the Cabin in the same condition that you found it. We do not provide maid service.  Dishes do not need to be put away, only left clean in the dishwasher.  
  17. Linens – Place used towels/wash cloths on the bathroom floor or in the tub.  Leave other linens at the end of the bed for us to take care of. 
  18. Damages – If you damage something or it is damaged when you arrive, please be sure to notify us immediately. 
  19. Furniture – Please do not move any of the furniture or the decorative items.

                                                                               in it's entirety  
 
This rental agreement made and entered into on (today’s date)  __________________________, by and between
J & C Apartments, INC, DBA Cut Above Cabins (hereinafter known as “Owner”), and the undersigned individual (hereinafter known as “Tenant”), witnesseth;
 That the Owner, in consideration of the rents to be paid and the covenants and agreements to be performed by the Tenant, has rented the described premises, situated in the County of Hocking, and the State of Ohio, known as Cut Above Cabins.
The Cabin the tenant has reserved is ____________________________. (Name of Cabin)
Rental is for the following time period:
 4 PM  ________________________ to  11 AM  __________________________ 
                    Check-in date                                          Check-out date    (hereinafter known as “Rental Period”).
 Owner and Tenant agree as follows.

Cancellation Policy: Tenant may cancel the Summit Lodge and Big Pine Lodge Tenant outside of 90 days prior to the start of Rental Period with a 100% refund less a $300 cancellation fee. Between 60 – 90 days will receive a 50% refund.  No refunds are provided when Tenant cancels less than 60 days prior to the start of Rental Period.  The Frontier, The Château Lake Logan, Bélla Casa, Avalón Villa and The Loft cancellation policy is over 60 days full refund less $300 cancelation fee.  Less than 60 days no refund. 
 Check-out Requirements:
  1.  Please gather up all used towels and place in the bath tub.  If it is possible, we would very much appreciate you starting a load of towels (if equipment is available to you) so that my housekeeper has a head start getting the cabin ready for the next guests.  Please bring suitable makeup removal disposable linens, but do NOT flush them. If linens are used for other purposes and stained, you will be charged per item.  Cleaning rags are available under the sink or in the pantry. 
  2. Remove the sheets from the USED beds and place at the foot of the bed in each room. 
  3. All dishes must be washed and put away before leaving.  Please do not rearrange the cabinets.  Leave them as they are.
  4. Cabin must be left in clean condition as it was received.  We do not provide maid services and you are not charged a cleaning fee.   If you prefer to pay a cleaning fee, please make arrangements prior to check in.  
  5. All garbage must be removed and disposed of in dumpster provided.  Check your welcome book for location of dumpsters.  Failure to do so will incur a disposal fee. 
  6. Feel free to use the supplies that we provide, but do not take any that you do not use.  We want to be generous and supply things like toilet paper, dishwasher tabs and laundry detergent.  If you use it all, please replace it. 
  7. Please keep the doors closed at all times to keep the climate controlled interior stable.  The AC will freeze up and stop working if the humidity in the cabin significantly rises.  If this condition causes a technician to be dispatched, you will be charged for the service call. Additionally, changes in humidity will affect the wood structure and can cause damage. 
 Occupancy:  Minimum Charge per person is 2 nights.  Frontier Cabin:  maximum 8 occupants – rate based on 2  ($25 each over 2 - per night/$50 minimum each)
Summit Lodge: maximum 20 occupants – rate based on 8  ($25 each over 8 - per night/$50 minimum each)
 Big Pine Lodge: maximum 25 occupants – rate based on 8  ($25 each over 8 - per night/$50 minimum each)
Avalón Villa & Bélla Casa:  max 12 occupants – rate based on 4  ($33 each over 4 - per night/$66 min each)
Château #2 & #3:  maximum 2 occupants – rate based on 2 
Château #1 & #4:  maximum 4 occupants – rate based on 2  ($50 each over 2 - per night/$100 min each)
Lake Logan Loft:  maximum 2 occupants – rate based on 2 
 
Any party exceeding the maximum number will be asked to leave and no refunds of any kind will be given.  We do not allow unpaid/unregistered “day visitors”.  Non-registered guests will result in immediate eviction of all guests without recourse and without refund.  Tenant agrees that the premises will be used for residential purposes only and will be occupied only by the guests listed in this Agreement.  If you report additional guests before check in, the charge is an additional $25 per person per night, with a minimum of 2 nights at all of our cabins, except Avalón Villa and Bélla Casa.  The charge for those is $33 per night.   Failure to report additional guests will be charged at a rate of $100 per person.  Please be advised that we have video surveillance and still camera photos of the parking area and the entrance door.  We do check these and charge accordingly.  We prefer to collect the $25 per person rate, but we will charge $100 per person if you do not register the total guests with you on this rental lease and update it if necessary within 2 hours of check-in.  If you reduce your number of guests and expect a refund, this adjustment must be made no less than 30 days ahead of check-in.  Refunds for no-shows are not given. 
 
Kayaks ~ Canoes ~ Mountain Bikes    (applies only to the properties on Lake Logan)
  1. Availability is on a first come first serve basis.  We cannot guarantee that they will be available for your outing. You may not reserve them.  If you need to schedule a certain time then please reserve them at the marina across the lake. We have a dozen or more kayaks and canoes and an equal number of life jackets for adults only.  If you require a perfect fit, please bring your own.  We do not provide water shoes which are highly recommended and can be purchased on Amazon or at Walmart.  If you want to take your children out on the lake, you will need to bring your own life jackets for children.  No one may use our watercraft without life jackets and our mountain bikes without helmets.  Using any of equipment is at your own risk.  You agree not to hold us liable for any accident or injury during your stay.  Liability: Tenant agrees to assume all responsibility for any accident, injury or damage that may result in or about the premises, to persons or property, and that the Owner or agent of the premises shall not be held liable, or responsible for such injury, accident or damage. Tenant assumes the risk involved with the use of the hot tub, watercraft and any and all other rental facilities and agrees to save harmless and indemnify the Owner from any and all claims and liability of any nature which may arise by reason of the use of the same Tenant or others using the same during Tenant's occupancy.
  2.  Vacating Premises: Upon termination of the agreement, Tenant shall yield immediate possession to the Owner.  Tenant agrees to vacate premises in clean condition and in as good condition as when entering.  With the exception of major failures as described below, no refunds will be made for vacating prior to end of rent period and no rents will be pro-rated.  Should a major failure occur, including heating failure or plumbing system failures, Tenant shall immediately notify Owner.  If Owner is unable to correct the failure within 24 hours of notification, Owner will reimburse Tenant for each day unused from and including the day of such occurrence.  Refunds will not be made due to other mechanical failures or acts of God.
  3.  Owner Entry: Any part hereof or in fulfillment of the agreements herein specified to be fulfilled by the Tenant or if any waste be committed or unnecessary damage done upon said premises, Owner may at Owner's election at any time enter into possession of said premises if necessary file an action in forcible entry and detainer, and sue for and recover for legal fees and damages accrued or accruing under this agreement or arising out of any violation thereof.
  4.  Damages to Premises: Damages caused by Tenant will be paid for by Tenant. Inspection of the premises will be made by the Owner after termination of rental period.  Any amounts due will be charged and collected to the credit card on file.  Lessee agrees to pay the additional amounts for damage/cleaning without recourse. 
  5.  Availability of Non-Essential Amenities:  Owner will make every effort to ensure all amenities are in proper working order.  However, some amenities may occasionally malfunction, including but not limited to electronics (TV/audio/video/satellite), telephone, internet service, recreational equipment, and appliances.  If an outage of one of these amenities should occur, owner will make a reasonable effort to restore it to working order; however no refunds will be provided for this reason.
  6. Availability of Hot Tub: Owner will make every effort to ensure hot tub is in working order.  If a full drain   and refill of the hot tub is necessary prior to your Rental Period to ensure safe water conditions, the hot tub may require up to 8 hours after check in to reach operating temperature.  If a complete outage of the hot tub occurs during Rental Period (which means that it is not useable during your entire stay), Owner will provide a total refund of $100.  No further refunds will be provided for hot tub issues.  The tenant must follow all posted instructions and directions, including adding the chemical after each use as directed and supplied.  Chorine cups are provided for a measured amount and need to be added after each use to keep the water clean and clear.
  7. Rules and Regulations: Tenant agrees to abide by the following rules and regulations and understands that violation of any of the following is grounds for immediate eviction and forfeiture of all rents.
  8. Minimum age of Tenant is 25 years, unless an exception is provided in writing by Owner.  We collect and hold a security deposit from $300 to $500.  The security deposit will be returned 7- 10 days or an invoice explaining charges against it will be provided within the same time frame.  Please allow time for the refund to post on your credit card before calling.
  9. Tenant will personally occupy premises for duration of stay, unless an exception is provided in writing by Owner.  No visitors, “day visitors” are allowed even if they are not staying overnight. 
  10. Pets or other animals are strictly prohibited on the premises, indoors or outdoors at the all of our cabins.  Violators will be subject to additional fees (min. $450) charged to the credit card on file and the tenant and guests will be required to leave without refund or recourse.
  11. Only Tenant and paid-for guests are allowed on the premises during the Rental Period, unless an exception is provided in writing by Owner.
  12. If dirt bikes, ATV or other recreational vehicle is bought to the area, it may NOT be unloaded at our properties.  They may NOT be used on the property.  Please leave them trailer-ed or otherwise contained for use at another location. 
  13. NO SMOKING INSIDE THE PREMISES.  If premises must be a treated due to Tenant or guests smoking inside the cabin, there will be a $500.00 charge to Tenant, and the amount will be charged to the credit card on file.  Tenant agrees to dispose of any smoking materials in a safe and acceptable manner.  We do not provide ash trays. 
  14. Please remove your shoes:  Bélla Casa, Avalón Villa, The Château Lake Logan and Lake Logan Loft.
  15. ITEMS LEFT at the property will be returned via mail at Tenant’s request.  Tenant is responsible for payment of shipping charge and $15 processing fee.  Items unclaimed after 14 days will be disposed of or donated to a local charity.
  16. Tenant will ensure outdoor noise remains at a reasonable volume at all times, to permit the quiet enjoyment of neighboring properties.
  17. Do Not disassemble, try to repair, or otherwise compromise any of the thermostats, switches, remotes, door locks, faucets, appliances, HVAC etc.  Report to the owner and they will contact maintenance to repair.  Violation will result in service calls and repair which will be charged to the tenant.
  18. Owner or a designated representative may inspect hot tub before and after the Rental Period, and may inspect tub EVERY DAY for Rental Periods exceeding 1 day, for health and safety reasons. If hot tub must be drained due to Tenant's misuse or negligence there will be a $250.00 charge to Tenant, and the amount will be charged to the credit card on file of deducted from the security deposit.
  19. NO CANDLES or other sources of open flame are permitted.
  20. Furniture:  Do not move or otherwise rearrange the furniture.  Scratching of the wood floors may result.
  21. Balance of reservation is due 60 days prior to start of the Rental Period. Only valid, non-expired credit cards are accepted.  If your card is going to expire before the rental period, please supply a back up credit card that does not expire before the rental period. 
  22. CHECK IN: 4:00 P.M. CHECK OUT: 11:00 A.M.  Early check-ins and Late check-outs can be purchased and will always incur an additional charge.  Purchased ahead of time (when available)   Summit, Big Pine, Avalón Villa and Bélla Casa early checkin/checkout fees are $50 per hour and all the other cabins are $25 per hour.   If you arrive early or check out late without a prior arrangement and fee, you will be charged $100 per hour or part of an hour for the extra time.  We appreciate your understanding, that time at our places is what we are selling and rescheduling services to accommodate changes does increase our overhead for services.
  23. The Château fireplaces may be used year round.  The gas log fireplaces at the other cabins will be shut off from March 1st – October 30th
  24. NO VISITORS are permitted unless agreed to in writing by Owner.  Premises to be used and occupied only by registered guests.  This includes “day visitors”. 
  25. WiFi    The network at Big Pine, Summit & Frontier does not require a password.  Password is required at The Château, Bélla Casa, Avalon Villa and the Loft is available in the welcome book.
  26. Discharging of firearms or use of any other weapon is prohibited on the premises.
  27. The use of fireworks is strictly prohibited.
  28. Possession of any illegal substances is prohibited.
  29. All children must be under adult supervision at all times.
  30. The premises will not be used or allowed to be used for any unlawful purposes, or purposes deemed hazardous by the Owner's insurance company because of fire or other risk, and the Tenant will conform with and obey all laws and ordinances, rules, regulations, requirements, and orders of all governmental agencies or subdivision having jurisdiction on said premise and the use and occupancy thereof.
 
Assignment: Tenant shall not assign or sublet this agreement.
Electronic Signature: By selecting on “Click to eSign”, you are signing this Agreement electronically.  Electronic   signatures are equivalent to written signatures and legally binding in accordance with Chapter 1306 of the Ohio Revised Code.  By selecting “Click to eSign” you consent to be legally bound by this Agreement’s terms and conditions.
